How much is the First Home Owner Grant in WA? The First Home Owner Grant in Western Australia is a one-off, tax-free payment of $10,000 for eligible first home buyers purchasing or building a new home. The property must be valued under $750,000 in the Perth metropolitan area or under $1,000,000 north of the 26th parallel.

Who is eligible?

To qualify for the FHOG in WA, you must be at least 18 years old, an Australian citizen or permanent resident, and must not have previously owned residential property in Australia. The home must be new — meaning it has never been lived in — and you must live in it as your principal place of residence for at least six continuous months within 12 months of settlement.

If you are buying with a partner, only one grant is payable per transaction. Both applicants must meet the eligibility criteria individually.

What properties qualify?

The grant applies to new homes only, including homes purchased off the plan, newly constructed homes that have never been occupied, and owner-built homes. The total value of the property (including land) must not exceed $750,000 for properties in the Perth metropolitan area. Established homes — properties that have previously been lived in — do not qualify for the FHOG, though they may still be eligible for other assistance such as the Home Buyers Assistance Account.

How to apply

You can apply through your lender (who will handle the paperwork as part of your home loan application) or directly through RevenueWA's online portal. Applications must be lodged before settlement. If approved, the grant is typically paid at the first drawdown of funds for a construction loan, or within three to six weeks after your name is registered on the property title for a completed home.

Stacking with other schemes

The FHOG can be combined with the Home Guarantee Scheme and stamp duty concessions. For a new home valued at $430,000 or less, you could receive the $10,000 grant, pay zero stamp duty, and purchase with just a 5 per cent deposit and no LMI.
